Linda Vista Homes Association (LVHA) is a neighborhood located in Contra Costa County, California. The Association was formed in 1941 and has 112 homeowner members. Each owner of a property within Linda Vista is a member of the Association.
The Association has five Board members (volunteer positions) who are elected each year. The Board of Directors conduct four board meetings each year and all members are welcome to attend. The Association also hosts an Annual Meeting in January of each year.

For 2026, Annual Assessments are $455/year
Annual assessments are due on the first day of February and are delinquent at 5:00 p.m. on the 15th of March, at which time a late charge of $10 or 10% of the assessment (or special assessment), which ever is greater will be charged [per the governing documents] on the 16th of March.
Starting Jan 2025, billing will be handled by Community Financials. Community Financials is Linda Vista Homes Association financial services/management company.
You will receive your 2026 statement from Community Financials in December/January.
Statements will include a coupon, payment mailing address and information on payment methods.
Payment address and electronic payment options will be noted on your statement. Please DO NOT
mail payments to the LVHA post office box.
Once account is established, payments can be made through https://office.smartwebs.com
Please be advised that it is your responsibility to see that your Annual Assessment is paid timely. Failure of the postal system to deliver the Assessment billing statement does not relieve you of this responsibility. Therefore, according to policy set by the Board of Directors, late charges will not be reversed for this reason.
